Saanich Real Estate Information

This area is comprised of East Saanich and West Saanich. The areas of Central Saanich and North Saanich are generally referred to as part of the Saanich Peninsula. Confusing isn't it? Stay with me! West Saanich - This area is, as a rule, less expensive than Saanich East and certainly less than Fairfield or Oak Bay. It is a good family area with lots of hockey, soccer and baseball teams for kids. The average price is about $581,000

East Saanich - This is a very large area comprised of many suburbs such as Gordon Head, Arbutus, l0 Mile Point, Camosun, Broadmead, Cadboro Bay and Cordova Bay . It is a great family area with a wide range of house prices (eg. a l975 split-level, 3 bedroom, 2 bath home on a 60 x120 ft. lot in Gordon Head would average around $570,000; a west-coast contemporary house, l980s-90s, 4 bedrooms, 3 baths, large lot, ($700,000); with water views, would be $1,500,000 and up. There are many shopping areas such as the Broadmead Centre and Cadboro Bay Village, and many good schools. This is where the University of Victoria is situated, which is surrounded by more expensive houses in both Saanich East and Oak Bay. The University, incidentally, has a faculty and student population of about l6,000. The Commonwealth Pool (and library and recreation centre) is a much used facility by everyone in Saanich (and Victoria too!) Camosun College is in Saanich as well.
